// STREET SIGNS, GREENSPOINT DISTRICT, HOUSTON, TX

Hines initially developed the Greenspoint District to be the third skyline of Houston. It did not go quite as planned (more on that here). Custom street signs were intended to revitalize and gentrify the area. These signs required approval from the City of Houston, Harris County, and TxDOT.

Designed by Kirksey Architects and developed by Hines, Memorial Hermann Medical Plaza accommodates 500,000 sf of retail, ambulatory surgery, and professional office space with 2,500 parking spaces. Sky bridges connect the building to other TMC buildings. It may be unusual, but I am very proud of this building’s parking pay stations, particularly the one in the lobby.

Typically Hines builds Class A buildings or purchases Class C buildings, redeveloping them into Class A buildings. This Denver garage is part of the latter. The garage had almost no signage whatsoever and what was there was hidden in shadows or hung in a confusing location. To obtain the most cost-effective solution until its attached building was upgraded, I utilized the excess inventory of a Denver sign shop which resulted in what I call my "Sesame Street" signs.
